Sell Your Home on MLS for 1% Listing Fee
 
For sellers who are interested in saving money on Realtor commissions, I offer a 1% prepaid, non-refundable fee to list your home, saving you 2% at the close of escrow.

This fee is paid to West USA Realty when the listing contract is signed. At the close of escrow, the seller will pay the standard 3% commission to the buyer's agent. This listing plan is helpful for sellers who want to save money so they can add incentives for a buyer and/or a buyer's agent, in anticipation of a faster sale or who want to avoid a short sale because the numbers are tight. Maybe you are frugal and don't want to sacrifice great service, and that's okay too.

Why do I do this? I understand that I have to earn your business and I hope that you would consider choosing me to be your Realtor when you are ready to purchase your new home. In addition, I know if you are really happy with my services, you'll refer your friends and family to me also.

Standard 3% Listing Commission - Of course, I also offer a standard listing at 3% paid at the close of escrow upon the successful sale of your home. With this service typically there are not out of pocket costs or listing fees. Again, a buyer's agent would also receive 3% at the close of escrow. Sometimes a seller's home has special circumstances and requires additional services such as a short sale, so please discuss your needs with me. I am happy to go over all of your options in person so that my team and I can fully meet your needs and expectations. If you owe more than your property is worth, ask me about doing a short sale. In this case, I can still sell your home and the seller's lender pays the closing costs and commission. (Note, the 1% listing service is not done with short sales.

The fine print:

There is a minimum fee of $2,500 and not all areas of the valley are covered by this service. Call to see if we work in your zip code.

Please note that my office has several marketing systems to attract buyers.  If the listing agent or agent with West USA Realty represents the buyer or if the buyer is unrepresented, then the 3% commission for the buyer's side of the transaction is paid to West USA, which is a standard practice for dual agent closings.
